Bicycle Registration

The Bicycle Room must be organized to allow residents to use the room that would like too and for equipment required by Con Edison for the Boiler Upgrade.

While the bicycle room affects only a small percentage of our residents, it is an inconvenience to them that it is not organized well, and in the future, new and existing shareholders may need to store a bike.

The project will start with the identification and tagging of existing bicycles.  If you have a bicycle stored in the bicycle room, please see your superintendent, Peter Romvari

All bicycles remaining untagged and unidentified by October 31, 2013 will be removed and disposed of properly.

30 Fifth Avenue Owners, Inc. and Terris Realty LLC will not be responsible for any bicycles removed due to lack of identification.

Once bicycles are identified and tagged, and unidentified bicycles removed, the organization and usage of the room will be reviewed.

Move Regulations

RE:      Move Regulations

Dear Shareholders:

The Board of Directors at their September 3, 2013 meeting, approved an amendment concerning partial moves.  This applies only to moves that take place once you have already moved into the building.

If you require the use of the service elevator to either move items in or out from the building, the following fee schedule will be implemented.

  • Under two (2) hours – No Charge
  • Two (2) – Four (4) hours – $250.00
  • Four (4) – Seven (7) hours – $500.00

MOVE-IN and MOVE-OUT’S can ONLY take place Monday through Fridays between the hours of 8:30 AM and 3:30 PM. THERE IS NO EXCEPTION TO THIS RULE.

You must contact the Superintendent to arrange a MOVE-IN or MOVE-OUT date in order for the elevator to be reserved. Super/Peter Romvari may be reached at (212) 477-3765.

A Certificate of Insurance is required from the moving company for property damage and general liability to additionally insure: 30 Fifth Avenue Owners Inc, the Board of Directors of 30 Fifth Avenue Owners Inc, Terris Realty LLC, and yourself.  This must provide for Workers’ Compensation Insurance and must be submitted to the office of the managing agent prior to the move.

Maintenance Increase

August 9, 2013

Dear Friends and Neighbors,

Every year the Board of Directors tries to keep our maintenance as low as possible.  The projected operating budget for the coming fiscal year has modest increases from the past year.   New York City real estate taxes have risen by 5.8% to approximately  $1,820,000.  We anticipate continued rate increases in electricity, insurance, NYC Water and Union dictated staff salaries.  While fuel oil continues to rise, we believe that our building will actually have reduction this year due to the installation of our new boilers.    After careful analysis, the maintenance for fiscal year 2013-14 will increase by 2.5%.  The maintenance increase will go into effect on September 1, 2013.

Fire Safety

Dear Shareholders:

As part of your Board’s review of your building’s compliance with prudent fire-safety policies and procedures, the Board reminds you that every apartment must have one or more smoke/carbon monoxide detectors and encourages you to verify today that they are in working condition.  The entrance to the fire stairs or fire escapes accessible from your apartment must be free from any obstructions that could prevent your exit, if necessary.

The hallways must be kept free of any chairs, sofas, tables, trunks and other furniture, decorations or other objects, including bicycles, because they impede traffic in the hallways.  The Board has adopted this requirement as a building policy and any items not in compliance with the policy will be taken to the basement by the building staff.

Framed pictures, mirrors posters or other hanging objects will be permitted in the hallways, if all shareholders on the floor consent, but these items must be installed by the building staff.  Typically they are hung from the picture molding behind which the wiring will be concealed.  The Building is not responsible for loss of or damage to any shareholder decorations.  Please contact Peter Romvari to arrange for installation.

We request that if a light is out in your hallway, please notify the building staff to make the repair.

Roof Garden Contributions

June 10, 2013

Dear Neighbors,

Warm weather has arrived and our roof garden looks really great. We wish to thank Gregory Pongracz for his thoughtful planning and hard work: The result is a really beautiful 30 Fifth Avenue roof garden!

Please note:

1)   No plants can be moved due to the drip irrigation system: Plants receive different automatic watering cycles according to their specific needs.

2)   The building staff does not service the roof garden. It is up to all of us to leave the garden in exactly the condition it was in when we arrived.

3)   Parties are not permitted, although seated meals by responsible shareholders are a continuing tradition. We understand that we need to keep our voices down and avoid cell phone use.

We also need a volunteer or two to oversee the general maintenance and occasional sweeping of the garden. Relatively little work is required. If you would like to assist, please cut off the lower portion of this note and leave it in mailbox 5D.
