Roof Garden

Dear Friends and Neighbors,

As sunshine and warmer weather have finally arrived, many shareholders are now spending time at our roof garden.  We all cherish our oasis atop 30 Fifth Avenue and are most grateful to the volunteers who work to maintain the plants and flowers.  We ask that the planter boxes not be rearranged as we have a watering system installed.  We encourage all to use and enjoy this beautiful communal property, but we must be respectful, quiet and neighborly.  The roof garden closes at 11 pm daily.

Unfortunately, we have already had a few complaints.  Recently, several shareholders have been disturbed by noise, especially late at night.  People continue not to remove their garbage, leave the furniture in disarray and not empty ashtrays.  Several shareholders hold long loud conversations on their cell phones.  And some shareholders bring their dogs, which are not permitted. Some of our neighbors live adjacent to the common space and we must try not to disturb them.  Building staff does not clean the roof garden – we do.  So be sure to remove your garbage and place it in the receptacle on the landing.  If that is filled, please use the garbage bin on the 16th floor.   There is a broom and a hose, should you need to clean up any spills.  Use the candle holders that are provided – do not place candles directly on the ground or on the tables.  Use the ashtrays and then empty themPlease rearrange all chairs and tables when you depart.  Your guests may not be upstairs unescorted by shareholders.  Pets are not welcome on the roof garden.  Music, other than through headphones, is not permitted.  And remember, noise carries very easily.  Please limit cell phone use to brief quiet conversations. We do not want to restrict access to this space; however, if problems continue we may be forced to consider further action.    Thank you in advance for your cooperation. Board of Directors

Exterior Restoration

Re:      Exterior Restoration – Local Law 11 7th Cycle – Subsection C

 

Dear Shareholders & Residents:

 

We are in the final stage of preparation for the Exterior Restoration project covering the 7th Cycle of Local Law 11.  This will include brick replacement and pointing.  Weather permitting, we anticipate the project will take approximately eight (8) weeks.

The start of the project mobilization is scheduled for the week of Monday, February 25, 2013.  This will include the installation of the sidewalk shed for the duration of the project.  The sidewalk bridge must be erected at the Fifth Avenue and West 10th Street elevations of the building.  The sidewalk bridge will be equipped with motion detectors and an alarm will be connected to the doorman station.

During the time that the bridge is in place, please ensure that your windows are closed and securely locked.

Additional information will be circulated when the actual work is set to commence.

Key Procedure

Dear Shareholders:

To ensure the security of the building, the Board of Directors had approved the following key procedure.

The only people with access to the keys that are kept in the locked key box are shareholders and their children.  In emergencies, the Superintendent and the Building Handyman also have access.  People taking keys are required to sign a log book.

If you are having work performed in your apartment, you must provide keys directly to the contractor.  Keys from the locked security box will not be available, even to building employees performing work in your apartment.

If you wish to leave keys for a guest, employee, etc., the keys are to be placed in a sealed envelope with the name of the recipient and date that the party will pick them up.  Shareholders are responsible for all keys left with the doormen.

Time Warner Cable TV Bulk Billing Agreement

Dear Shareholder(s):

After review and consideration, the Board of Directors has decided not to enter into a renewal contract of the “Bulk Rate” program with Time Warner. 

Due to the requirements under the agreement of guaranteeing the number of Time Warner subscribers to obtain the “Bulk Rate” and noting that a number of shareholders have recently been switching to Verizon Fios, it was determined that renewing the contract would expose the corporation to unnecessary financial risk.  The contract stipulates that if the building does not enroll a minimum of 75 subscribers (we currently have 78 bulk customer with Time Warner), the corporation must make up the financial shortfall.

Time Warner will still provide services to shareholders in the building who choose to continue as their subscribers.  Shareholders should seek to negotiate their own Time Warner contracts, depending on their individual needs.
