Local Law 11 – Exterior Restoration

Dear Shareholders & Residents:

 

We are in the final stages of preparation for the Exterior Restoration – Local Law 11 project. The work will be taking place on all facades of the building.  This will include repair and replacement of the terra-cotta, masonry replacement, masonry repointing, lintel & sill replacement.

 

To complete these repairs, a sidewalk bridge must be erected on the Fifth Avenue, West 10th Street and West Courtyard of the building.  The sidewalk bridge will cover the sidewalk area from the Fifth Avenue corner, down West 10th Street, to 20’ past our property line.  The sidewalk bridge must be installed to perform these types of necessary repairs.

 

The sidewalk bridge will be equipped with motion detectors and an alarm to the doorman station.

 

During the time that the bridge is in place, please be reminded to ensure that your windows are closed and secured locked.

 

We are waiting for the notification from contractor for the exact date for the installation of the bridging.  We have been advised that it will be within the next 5 – 10 days.  Once we have received the exact date we will send out an additional notification.

 

Weather permitting, the project will take approximately 90 working days. If additional required repairs are necessary, this will extend the length of the project.

Motherless Brooklyn Movie Shoot

Re:     Motherless Brooklyn Movie Shoot

 

Dear Shareholders/Residents:

 

We want to advise you that 30 Fifth Avenue has been selected to appear in a movie shoot for the motion picture “Motherless Brooklyn”.

 

“Motherless Brooklyn” set in the 1950’s, tells the story of Lionel Essrog (Edward Norton, “Fight Club” & “Birdman”), a private investigator with Tourette’s syndrome, whose colleague’s recent murder catapults him into a world of deceit, corruption and politics.

 

The Corporation is being well compensated for this shoot.

 

The shoot for the movie will take place on Wednesday, February 28th from approximately 3:00 pm to 12:00 am (including prep and wrap up).  During the shoot there may be some periods where residents will be redirected to the 10th Street entrance.

 

Please note that the chandelier inside the main entrance needs to be removed for the shoot. It will be removed on Tuesday and reinstalled on Thursday.

2017 Maintenance Increase

Dear Friends and Neighbors,

 

Every year the Board of Directors tries to keep our maintenance as low as possible. The projected operating budget for the coming fiscal year has modest increases over the past year. New York City real estate taxes have risen by 5.02% to approximately  $2,204,656.  We anticipate continued increases in electricity, insurance, NYC Water and Union dictated staff salaries.  While fuel costs continue to rise, we believe that our building should have a reduction this year due to the recent hook up to natural gas and we are anticipating cost savings in the coming year.  After careful analysis, the maintenance for fiscal year 2017-18 will increase by 3.4%. The maintenance increase will go into effect on September 1, 2017.

 

While preparing the budget for this coming year, we will continue to monitor our expenses and review energy consumption costs in January 2018 to ensure that we are keeping in line with our budget projections with the new service connection to natural gas.

Roof Garden

THIRTY FIFTH AVENUE

ROOF GARDEN

The Roof Garden Committee has been working for the past few weeks on sprucing up the garden to ready it for the season!

 

WE NEED YOUR HELP!

The roof garden is a volunteer and contribution based project. The 30 Fifth Avenue Corporation is not responsible for funding the work, nor is the staff responsible for it’s upkeep.

 

We have replaced the old and broken planters with new.

 

We have reorganized the layout of the planters/plantings to optimize views as well as privacy for the neighboring apartments.

 

We have identified an edible garden section….. give it time and by mid season you should hopefully be able to snip a little herb for your dinner.

 

We are getting a quote to have a wood housing built to cover two outdoor garbage cans (to avoid unsightly garbage).

 

WE NEED YOUR HELP!

The watering system is broken…. We are getting quotes on replacement/repair -until then we may need volunteers to water when the weather gets warmer.

 

We would like to restore or upgrade the furniture at some point, if budget allows.

Offensive Marks

Re: Offensive Marks

 

Dear Shareholders/Residents:

 

We are appalled to have discovered that someone defaced our building property – a service elevator door – with enormously offensive swastikas. The police have been notified.

 

Please rest assured that all steps will be taken to remove the hateful marks, now that we have instructions from the police that we may do so.

 

We are asking all building staff to be especially vigilant to protect our home.
