Please be advised that Zoltan Mihalyi has resigned from his duties as your handyman.

 

We are currently interviewing candidates to fill his position and will advise you as soon as we have retained the services of a new handyman.

Maintenance Increase 2014/15

Dear Friends and Neighbors,

Every year the Board of Directors tries to keep our maintenance as low as possible.  The projected operating budget for the coming fiscal year has modest increases from the past year.   New York City real estate taxes have risen by 6.2% to approximately  $1,906,000.  We anticipate continued rate increases in electricity, insurance, NYC Water and Union dictated staff salaries.  While fuel oil continues to rise, we believe that our building will actually have a reduction this year due to the installation of our new boilers.    We had hoped that the installation would have been completed last year, but due to the extremely cold winter it did not take place.  After careful analysis, the maintenance for fiscal year 2014-15 will increase by 2.5%.  The maintenance increase will go into effect on September 1, 2014.

While preparing the budget for this coming year, we wanted to ensure that we had accurately projected the fuel costs.  To this end, we will review the consumption of the prior four months in January 2015,  If we find that the savings with the new boilers are not as we anticipated, we may have to adjust maintenance upward.  We did not want to increase the maintenance charges unnecessarily without first reviewing how the new boilers will operate with actual fuel consumption information.

Dear Shareholders:

The Annual Meeting of 30 Fifth Avenue Owners, Incorporated has been scheduled for Tuesday, December 2nd, 2014.

At this time we would like to invite Shareholders to serve on the Board of Directors of 30 Fifth Avenue Owners, Inc.  Interested Shareholders are encouraged to speak with any of the current Board Members to fully understand Board Member requirements.

As of today, eight of the current members of the Board of Directors will be running for re-election.
