Dear Shareholders:

 

We would like to keep you up to date on the staff and their schedules that are changing frequently due to summer vacations.  Below is a list of the current staff and their current positions.

Garden Committee

Dear Neighbor,

 

If you seek a sanctuary from the sirens, car alarms, and honking horns, just go to our roof.  There you will find flowering plants and trees and birds that sing.

 

Our roof garden is a tranquil space that depends on contributions from all of us. The garden is nurtured by volunteers and receives minimal financial help from the operating budget of the corporation.. Therefore, we appeal for donations from shareholders to help restore the garden after the ravages of winter weather.  We usually need to replace plants, buy seeds, and repot perennials.

 

We consider the roof garden one of the wonderful features of the building.  We rely on your generosity to maintain the roof garden.

Cooperative Tax Abatement Program

Re:      Cooperative Tax Abatement Program

NYC Dept of Finance

 

Dear Shareholder:

 

As in years past, the Department of Finance for the City of New York has instituted a program whereby qualified cooperative corporations made application for real estate tax abatement for real estate tax fiscal year 2014/2015.  The total abatements granted by The City of New York were received by the 30 Fifth Avenue Owners, Inc. for the year credited and were applied against the quarterly real estate taxes due.  The cooperative corporation thereby paid a reduced real estate tax payment to the New York City Department of Finance.

 

Each Shareholder will receive a credit of approximately $6.7880 per share for the 2014/15 abatement that the corporation received, if the apartment is your primary residence.  If you are the recipient of the STAR or Veteran abatements, you will note that the Co-op abatement is slightly lower.  If the apartment is not a primary residence, the cooperative tax abatement was phase out for those apartments.

 

As in the past, the Board of Directors has approved the use of the abatement monies to offset budgetary needs.  A one-time special assessment in the amount of $6.7880 per share will be imposed on your maintenance bill.  This assessment will negate the credit from the tax abatement described above.  Both the credit (abatement) and charge (assessment) will appear on your August 2015 maintenance bill.

 

We had advised everyone prior that the City would be amending their program whereby the cooperative tax abatement would be phased out if your apartment is recognized by the City as a non primary.

 

If you are an owner of a professional office, please be advised that non-residential units are ineligible for the abatement program and that you will be required to pay the assessment since credits do not apply to these offices.

Power Outage Update

Please be advised that as of 8:00 p.m. Monday, April 20th, 2015 the power to the building has been restored.

April 20th 2015 Power Outage

Please be advised that the power to the building went out at approximately 9:30 a.m. this morning.  Con Edison is on location and is assessing the situation.  They are currently awaiting a tow truck to move a car off the man hole that they need to access.  We will keep you up to date as we obtain more information.
