Dear Shareholders/Residents:

Many of you have asked about the refurbishment of our lobby over the past few months.   We want to bring you up to date and also seek your understanding and patience as work continues.  After some initial guidance from William Meyer, Mimi Maxmen has helped bring this project to fruition.  We are most appreciative of their time and efforts.

The lobby floors were honed and polished to restore them to their grand luster.  New metal paneled doors were installed on the Chiropractors’ office in the rear of the lobby and the entrance downstairs to the basement so now all the lobby doors match.

Beginning Monday, October 19th a painting contractor will begin work in the lobby.  The scope of work includes scraping, priming and painting the lobby walls, ceiling, doors, trim and moldings.  In addition they will paint the outside doors around the building.  We anticipate painting will be accomplished in one month.  As part of this project, the louver shutters will also be replaced and painted.

All bulbs in the lobby lighting fixtures will be replaced with LED bulbs.  These will be more efficient and also brighten the areas.  In addition, we will have new candle sleeves on the sconces as they have discolored over the years.  We anticipate the colors of paint in the lobby will remain similar to what we have now to compliment our terrazzo floors – though the goal is to make everything “brighter” as many shareholders have requested.

We will restore the brass baseboards and grills.  And two new leather sofas are on order to replace the wooden chairs.  Some of you may recall similar leather sofas from the past.  We will evaluate replacing the rug and coffee table, as well as lighting for the center lobby area after the painting is done and sofas are in place.

Temporary lighting will be provided by the painting contractors during their work.  We thank you for your cooperation and patience during this time of renovation.

Annual Meeting and Board Candidacy

Dear Shareholders:

The Annual Meeting of 30 Fifth Avenue Owners, Incorporated has been scheduled for Tuesday, December 1st, 2015 @ 7:00 pm.

The Corporation has a nine (9) member board, as of today, seven (7) of the current members of the Board of Directors will be seeking re-election.

At this time we would like to invite Shareholders to serve on the Board of Directors of 30 Fifth Avenue Owners, Inc.  Interested Shareholders are encouraged to speak with any of the current Board Members to fully understand Board Member requirements.

Superintendent Vacation

Dear Shareholders/Residents:

Please be advised that Mr. Peter Romvari, your superintendent, will be away on vacation starting Wednesday, October 14 – Monday, November 2nd, 2015 and will return on Tuesday, November 3, 2015.

Mr. Zsolt Kovacs, your handyman, will be acting as superintendent and assuming the schedule of Mr. Romvari.  He will be working also on his normal two days off to provide the full coverage during the absence of Mr. Romvari.

During off hours we will follow the same procedures that are in place now for emergency services; Terris Realty LLC provides an emergency paging service when the office is closed.  In case of an emergency, please call (212) 223-0550, you will follow the prompt for an emergency.  The paging service will then notify the appropriate parties for your assistance.

Gas Shut Down – Wednesday, August 19th, 2015

RE: GAS SHUT DOWN – WEDNESDAY, AUGUST 19, 2015

Dear Shareholders:

Con Edison is performing repairs in the street and will be shutting down the gas service to the building. Con Edison has scheduled this work for Wednesday, August 19th from 8:00 am – 5:00 pm.

During these repairs, shareholders/residents of the building will NOT be permitted to use the gas service that is provided to your stoves and the laundry room. It is very important that the services not be used to avoid any other potential issues with the gas services into 30 FIFTH AVENUE.

Please remember that you are not to use your stove or the laundry room on Wednesday, August 19th from 8:00 am – 5:00 pm. The laundry room will be closed during this time to ensure the dryers are not used. If we can provide additional assistance to anyone in reminding you to not use the services, please let us know and we will work with you to ensure that the appropriate steps are taken.

Maintenance Increase 2015/16

Dear Friends and Neighbors,

 

Every year the Board of Directors tries to keep our maintenance as low as possible.  The projected operating budget for the coming fiscal year has modest increases over the past year.   New York City real estate taxes have risen by 3.6% to approximately  $1,975,042.  We anticipate larger rate increases in electricity, insurance, NYC Water and Union dictated staff salaries.  While fuel oil continues to rise, we believe that our building should have a reduction this year due to the installation of our new boilers.    We had hoped that the gas installation would have been completed, but due to Con Edison delays it has not taken place.  After careful analysis, the maintenance for fiscal year 2015-16 will increase by 4.0%.  The maintenance increase will go into effect on September 1, 2015.

 

While preparing the budget for this coming year, we wanted to accurately project the fuel costs.  To this end, we will review the consumption of the prior four months in January 2016.  If we find that the savings with the new boilers are not as anticipated, we may have to increase the maintenance.  We did not want to increase the maintenance charges without first reviewing how the new boilers will operate with actual fuel consumption.
