Re: Lobby Project
Dear Shareholders/Residents:

Thank you all for your cooperation during our lobby restoration. This week we hope to finish the painting so a major part of the project is now complete, although there may be some “punch list” items that still need attention. New paneled doors were installed in the Chiropractors’ office in the rear of the lobby and the entrance downstairs to the basement. The new candle sleeves and LED bulbs have been installed. On Friday we expect delivery of two new leather sofas. And of course, the terrazzo floors were honed and polish over the summer.

The project also includes the following work that is not yet complete: all brass grills will be refinished; new shutters are being ordered that will have movable louvres to let in more light; and the shutter pulls will coordinate with the door to the porters’ relief room in the lobby. We are getting bids on refinishing the faux marble black tables, gilding the sconces and touching up the two mirror frames, as needed. The five broken windows behind the shutters have been replaced.

A new rug has been ordered, but will take some time. In the meantime, our old rug will be put back so there is a rug for now. We are still finding tables and a center lighting fixture. The Washington Square painting and mirrors will return, as will the Chinese chests.

Our goal was to freshen and brighten the lobby, as well as to make much needed repairs that were overdue to maintain our building. We also wanted to have a major part of this done before Thanksgiving and we have met that goal!

Re:       24 Fifth Avenue – Sidewalk Bridge Installation

Dear Shareholders & Residents:

We have been notified by 24 Fifth Avenue that they will be commencing with Local Law 11 work on the façade of their building.

In doing so, they are required to install a sidewalk shed twenty (20) feet onto our property line for pedestrian protection.

They have advised that the installation of the bridge will commence on Monday, October 26^th and they anticipate the exterior project to be completed by the end of the year.
