Dear Shareholders:

The Annual Meeting of 30 Fifth Avenue Owners, Incorporated has been scheduled for Thursday, December 1st, 2016.

At this time we would like to invite Shareholders to serve on the Board of Directors of 30 Fifth Avenue Owners, Inc. Interested Shareholders are encouraged to speak with any of the current Board Members to fully understand Board Member requirements.

As of today, all nine of the current members of the Board of Directors will be running for re-election.

In order for your name to appear on the ballot as a candidate for the Board, Shareholders must submit their name(s) for election by submitting a short biography (one paragraph). Also include a phone number and email address where we can reach you should there be any questions.  Please email one paragraph about yourself to Terris Realty at shirley@terrisrealty.com no later than Tuesday, November 22nd, 2016.

Maintenance Increase Letter

July 21, 2016

 

Dear Friends and Neighbors,

 

Every year the Board of Directors tries to keep our maintenance as low as possible. The projected operating budget for the coming fiscal year has modest increases over the past year. New York City real estate taxes have risen by 5.15% to approximately  $2,076,695.  We anticipate continued increases in electricity, insurance, NYC Water and Union dictated staff salaries.  While fuel costs continue to rise, we believe that our building should have a reduction this year due to the recent hook up to natural gas and we are anticipating cost savings in the coming year.  After careful analysis, the maintenance for fiscal year 2016-17 will increase by 3.5%. The maintenance increase will go into effect on September 1, 2016.

 

While preparing the budget for this coming year, we will continue to monitor our expenses and review energy consumption costs in January 2017 to ensure that we are keeping in line with our budget projections with the new service connection to natural gas.

Roof Garden

30 Fifth Avenue Roof Garden Committee

June 14, 2016

Dear Neighbor,

We have a treasure in–actually, on–our building.  It’s a sanctuary, a private and tranquil roof garden that welcomes all our residents.  Here, you will find flowering plants and trees, berries, herbs, and a mockingbird that sings as the sun sets.

Our garden depends on contributions for its maintenance. It is nurtured by volunteers and receives minimal, though welcome, financial help from corporation funds.

Your donations will help restore the space after the ravages of winter and time. We need to buy containers and repot perennials.  We also hope to replace the furniture that is no longer as comfortable as we would like it to be.

Things are looking up for our garden. Thank you for doing all you can to enhance our treasure.
