2012-2013 Maintenance Increase

 Dear Friends and Neighbors,

The very items that caused the substantial rise in maintenance last year have been mercifully stable or showed a decrease this year. Real estate taxes have stabilized at approximately  $1,700,000, and because of the new washing machines and a warm winter, lower expenses for both water and fuel consumption were able to offset increases in other areas.  As a result, maintenance for fiscal year 2012-13 will only increase by 1.5%.  The increase will go into effect on September 1, 2012.

The 2012-2013 Cooperative Tax Abatement has yet to be finalized by the New York State Legislature. In the unlikely event that the continuation of the abatement not be approved, the Board will need to review our budget and shareholder maintenance numbers.

Website Tour and Sign-Up

Dear Friends,
 
We are delighted to announce that the website for 30 Fifth Avenue will be launched next month.  We invite you to Tour the Website on Tuesday evening, May 8th from 7pm-9pm in the lobby of our building. 
 
Our co-host is Sean O’Brien who has assisted in the design and development of the website for 30 Fifth Avenue.  Sean will be on hand to answer any questions you may have.  We will demonstrate the various features of the website and you will have the opportunity to sign up for access at that time.
 
If you are unable to attend this gathering, we will send you instructions on how to access our website after this meeting.
 
We look forward to seeing you on May 8th.

Hallways

RE: Hallways

Dear Shareholders/Residents:

During inspections of the common hallways we have noted that several shareholders/residents have overtaken the hallways with personal belongings, i.e. bicycles, storage units and shoes etc.

Please be advised that storage is not allowed in the common areas of the building, as this may impedes egress during an emergency.
If you have placed items in the hallways, we request that these belongings be removed immediately.

We will perform a re-inspection on Thursday, April 12, 2012.  Any items that remain after the re-inspection will be removed and discarded.

The Board of Directors and Terris Realty LLC, will assume no responsibility for items that are removed and discarded.
