2012-2013 Maintenance Increase

Dear Friends and Neighbors,
The very items that caused the substantial rise in maintenance last year have been mercifully stable or showed a decrease this year. Real estate taxes have stabilized at approximately $1,700,000, and because of the new washing machines and a warm winter, lower expenses for both water and fuel consumption were able to offset increases in other areas. As a result, maintenance for fiscal year 2012-13 will only increase by 1.5%. The increase will go into effect on September 1, 2012.
The 2012-2013 Cooperative Tax Abatement has yet to be finalized by the New York State Legislature. In the unlikely event that the continuation of the abatement not be approved, the Board will need to review our budget and shareholder maintenance numbers.
